The Challenge
The homeowners had a 1980s-era finished basement with original carpet that was over 15 years old. The carpet had developed a musty smell after years of Northern Virginia humidity, and visible staining from a minor water heater leak made the space feel dated and unwelcoming.

What Was Considered
The homeowners evaluated three options:
Carpet tiles ($2,400–$3,000): Warmest and softest option, but the family was done with carpet after their moisture experience. They didn't want to risk another mold/mildew situation, even with synthetic-backed tiles.
Porcelain tile ($5,500–$7,000): Completely waterproof and extremely durable, but over budget and too cold underfoot for a space where kids play on the floor. Would have required radiant heating to be comfortable — adding significant cost.

The Process
Day 1: Demolition and prep. The old carpet and foam padding were removed, revealing the concrete slab underneath. The slab was in good condition with no active moisture issues — a moisture test had been performed the week prior. Minor low spots were filled with self-leveling compound. The concrete was cleaned and dried.
Day 2: Installation. The click-lock LVP planks were installed as a floating floor directly over the concrete. The attached cork underlayment eliminated the need for a separate moisture barrier. The installer started from the far wall and worked toward the staircase, staggering plank joints for a natural look. Spacer gaps were left at all walls to allow for expansion.
Day 3: Finishing. Baseboards were reinstalled, transition strips were placed at doorways, and quarter-round trim was added. The home office closet and hallway were completed. Final cleanup and walkthrough with the homeowner.
The Result
The basement went from a musty, dated space to a bright, modern living area that the family actually wants to spend time in. The white oak-look LVP brightened the below-grade space significantly — a common benefit homeowners don't anticipate until they see the finished product.
Six months after installation, the family reported zero issues with moisture, no visible wear from the kids' daily use, and easy cleanup from the inevitable spills and messes. The cork underlayment provided enough warmth that the concrete-slab cold wasn't a concern, even in winter.
